Construction + Design Project Manager
Description: Works with the Director of Store Design and Construction in management of the design and construction of new stores, store remodels and other projects. Combines design, planning, project, construction and contract management. Works collaboratively with internal merchandising, marketing, facilities and operations teams and external architects, engineers, contractors and vendors to successfully complete projects on time and within established budget. Position Specific Functions • Collaborates with Director of Store Design and Construction in the creative vision and conception of innovative, original retail store environments and programs. • Supports Director of Store Design and Construction in all phases of design, remodels, and other special projects. • Manages all aspects of the project during the construction phase including bids, negotiations, contractual, planning and budget management. • Flex time between pre-construction, design management, construction management and special projects; includes responsibilities for project managing new store and store re-design/re-fresh planning. • Partners with key stakeholders in marketing to ensure design strategy reflects company’s design brand and character and enhances the consumer retail experience. • Partners with Merchandising and Operations to assure equipment needs are reviewed and met • Manages timelines for project start up through to completion, monitoring schedules and work to ensure compliance. • Balance design with operational needs, budget, timeline and resource objectives. • Ensures project goals and priorities align with retail business strategies. • Collaborates with coworkers, internal and external design counterparts and partner groups to ensure project design continuity across all areas of focus and alignment to brand plans. • Participates in pre-design meetings, architectural/engineering reviews and design development. Acts as primary project lead in absence of Director of Store Planning and Design. • Provides clear and timely communication of design decisions and changes to key stakeholders. Identifies exceptions, proposes design solutions and resolves issues. • Works with Director to develop creative concepts and prototypes for store design and re-design within various size footprints and markets. • Manages various project teams including General Contractors, project coordinators, subcontractors and others to ensure all work is completed on time, within budget and in accordance with development and contract agreements. • Manages construction finances, including review of all pay apps and change order requests. • Coordinates and obtains necessary landlord approvals required for commencement of construction, reviews design documents for conflicts and completeness and participates in development and negotiation of contract agreements. (note; we ask our architects or GC’s to obtain the permits) • Coordinates construction efforts through in-house and contract labor for new construction and rebuild projects. • Works with Director and other key stakeholders to coordinate in-house planning and design to develop program requirements for new stores, remodels, and other projects. Includes site survey, schematic design, construction drawing coordination, color/material selection, décor purchasing and placement, signage placement, and permit coordination and tracking. • Works with Director to oversees the work of consultant architects and engineers in translating requirements into design. Participates in design meetings with appropriate stakeholders and design team members. • Investigates new methods to reduce construction costs and improve schedules. • Reviews architectural and engineering drawings at various stages of design to assure compliance with functional, technical, and KPO related requirements. Adheres to compliance with building safety, OSHA, ADA, Title 24 and other similar standards. Coordinates store design with Quality Assurance (Food Safety) to ensure compliance with all state laws and regulations. Communicates all updates, potential discrepancies and/or issue to Director. • Investigates and employs green sustainable building methods whenever possible, including working with Energy Trust and Better Bricks to reduce store energy consumption. • Works closely with impacted departments to develop phasing plans that minimize disruption to operations. Oversees contractors and serves as liaison between impacted departments and contractors. • • Develops and maintains positive relationships with all store managers, staff, and major business unit leaders; engages them on an operational and strategic level and ensure the team provides them with necessary support as they pursue the implementation of their business plans. • Prepares and submits weekly and monthly progress and cost reports. • Performs other tasks and duties as assigned. Required Permits and Licenses: Valid Drive License Facilities, Sanitation, Work Safety and Food Safety • Adheres to work and food safety policies set forth by the company and regulatory agencies. • Contributes to all-office cleanliness. • Maintains equipment; informs department/office management of any problems. • Reports all safety concerns and work related injuries to management. Qualifications and Experience • Minimum of 5 - 7 years brand design experience demonstrating creative sophistication in concepts and design required. • Minimum 3 years of project management experience required. • Bachelor’s Degree in Architecture, Industrial Design, Engineering or equivalent experience required. • Proven ability in planning, design, project management control of new and the enhancement of existing facility buildings. • Comprehensive knowledge of design processes. Advanced knowledge of computer systems. • Retail industry experience highly preferred; retail environments, concepts and programs.
